We service tank units, tankless units, and indirect tanks running off a boiler — which is common in NYC buildings and townhouses and behaves differently from a standalone heater. Diagnosing which one you actually have matters, because an indirect tank that's gone cold is often a boiler or zone problem rather than a tank problem.
On repair versus replacement we try to be straight. A thermostat, element, thermocouple, or relief valve on an otherwise sound tank is worth repairing. A tank leaking from the tank body itself is not repairable at any price — that's a replacement, and any company telling you otherwise is stalling. Age matters too, but age alone isn't a reason to replace a unit that's working.
The part that surprises people in Manhattan is rarely the heater. It's getting the old one out and the new one in: walk-up stairs, tight mechanical closets, doorways narrower than the tank, and buildings that require the water shut down on a schedule. We check all of that before quoting, because a price that ignores access isn't a real price.

Getting a tank into a fourth-floor walk-up or a mechanical closet built around the old unit is often the hardest part of the job. We measure the route before quoting a replacement so the price reflects the actual work, and we'll tell you when a different form factor — a slimmer tank or a tankless unit — is worth considering purely for access reasons.

Should I repair or replace my water heater?
If a component has failed on a tank that's otherwise sound, repair is usually the better value. If the tank body itself is leaking, replacement is the only real option — that failure isn't repairable. For units well into their service life with a significant repair needed, we'll put both numbers in front of you and give you our honest read rather than deciding for you.
Is a tankless unit worth it in an apartment?
Sometimes. Tankless saves space, which matters here, and doesn't run out of hot water. But it often needs a larger gas line or heavier electrical service, and in a building that can range from straightforward to impossible. We check supply capacity before recommending one, because the conversion cost — not the unit price — is what usually decides it.
My hot water is inconsistent but the tank looks fine. What now?
If you have an indirect tank running off a boiler, the tank may be fine and the problem may be the boiler, a zone valve, or a circulator. That's a heating diagnosis, not a water heater one. We work on both, so we'll test rather than replacing a tank that was never the issue.
How long do water heaters last?
It varies with water quality, usage, and maintenance, and published ranges differ by unit type. Rather than quoting a number, we'd say this: rumbling, discoloured water, and slower recovery are the practical warning signs, and a tank showing them is worth planning around before it fails on its own schedule.
Can you do the replacement in one visit?
Often, if the unit is available and access is straightforward. Buildings that require scheduled water shut-downs, board approval, or after-hours work can add time. We'll tell you which situation applies before you commit.
